This type of inspection is done before a home warranty from your builder has expired. The owner typically orders this at or near the 11th month of a one year warranty. This may show latent defects not visible prior to occupancy. This inspection can be very helpful for the owner to provide the builder with documentation of the concerns found during the inspection.
